Home Information Pack
Under new government legislation anyone newly marketing their property for sale will be required to provide a home information pack.
This must include an:
- Energy performance certificate - a comprehensive energy assessment of the property, giving the property both an energy efficiency rating and an environmental impact rating. It also evaluates the cost of providing heating, lighting and hot water to the property, and indicates the potential improvements that can be made to lower the potential energy cost of the property.
- Copy of the new home warranty (available for new builds or converted properties only).
- Local Authority searches.
- Drainage and water searches.
- Additional documents for Leasehold properties (including a copy of the lease and the Landlord's details).
The following are optional but strongly recommended to be included:
- Home Condition report - a report giving the buyer, seller and Mortgage Lender important information on the physical condition of the property, compiled by a qualified home inspector.
- Additional searches relating to the sale of the property (eg Environmental search or Flood Risk search).
- Information identifying the property (eg map).
- Information about the source or supply of any pack document, including additional Land Registry documents for Commonhold or Leasehold properties.
- Warranties or guarantees (including any extra insurance policies or guarantees that may be of interest to the buyer).
- Additional searches that relate to other land or property in the vicinity of the property provided.
- Home Use form - detailing the general use of the property, including boundaries and access.
- Home Contents form - detailing any fixtures and fittings that may be incorporated into the sale of the property.
